The 2011 annual meeting voting results are as follows:

  • Board positions (two available): Matt LaPine - 73 votes, Greg

Gransberry - 61 votes, Ken Flyum - 14 votes.  Matt LaPine and Greg
Gransberry are elected to three-year terms.

  • Operational Budget: 77 for, 1 against. Operational Budget of

$232 per property is approved.

Please note that a 2012 capital budget of $98 per property was pre-approved
at the 2010 Annual Meeting as part of a two-year project, bringing the total
2012 assessment to $330 per property.

New Management Company

The board is pleased to announce the selection of EMB Management as our new
management partner.  We learned and benefited from Brink, but the
substantial price increase proposed for 2012 was not in the best interest of
Vuecrest.  We are looking forward to working with EMB.  The contact
information for EMB is:

2012 Board / Officers

The board re-elected Jonathan Kagle as President, and Lisa Bursett as
Vice-President.  We are actively seeking a Secretary - any interested
volunteers are requested to contact any board member.  After several years
as our Treasurer, Pattie Allen is stepping down, with our sincere thanks and
gratitude.  Pattie brought great experience and balanced leadership to the
Treasurer position and we are deeply grateful for her many years of service
to the Vuecrest community.  Our new Treasurer for 2012 is David
Wooley-Wilson of Belfair Road.  David brings CPA credentials, considerable
experience and strategic insight to the Treasurer position - please join us
in welcoming David!

Esplanades Improvements

With the removal of the river rock completed, the esplanades are getting a
makeover with new topsoil and native plantings.  The oak tree and blue atlas
cedar tree areas are complete; work will continue as time and weather
permits.

2011 Public RoW Project Complete

We are pleased to announce the completion of the Public Right-of-Way
improvement Capital Project for 2011.  Where we once had a narrow and
difficult path, we now have a flat, smooth five-foot-wide walking trail
connecting the west part of Vineyard Crest and Hilltop Road.  Thanks to
Steve and Joan Song for removing encroachments, and to all abutters and
neighbors for your support.  We will move on to the final Right-of-Way
project, connecting the east side of Vineyard Crest and Hilltop Road, in
2012.

Covenant Corner

In our last issue, we noted the Protective Restrictions requirements on
trees, which say, "No trees or shrubs on any of the Property shall be
permitted to reach a height that will obstruct the main-floor view of the
adjacent or neighboring properties".  The board has completed an inventory
and found there are 25 properties in Vuecrest with trees that are blocking
other Vuecrest residents' views.  We will begin contacting the owners of
these properties starting in January in order to get view blocking trees
pruned or removed.  Thank you.
