Dear Neighbors,

Recently we was made aware of an upcoming hearing for the Pinnacle South project, which covers the property where the QFC and Bartell Drugs stores are located. Here are some details about the project plan:

  • Demolish the QFC and Bartell, and build 8 buildings ranging from 14 to 26 floors. The Bellevue Park condos on 100th are not currently part of this project.
  • The project will include 2,114 residential units, including 102 affordable housing units, and 88,267 square feet of retail.
  • In 2021 the developer initially proposed 10 stories on the west side of the property. The new plan has increased the height 40%, to 14 stories. This is about twice the height of the Lux apartments at the corner of 100th and 10th.
  • The City of Bellevue is treating the three Pinnacle projects South (currently QFC), North (the parking lots, apartments, and other buildings north of 10th Street), and East (the project already underway on 100th)
  • Construction for Pinnacle South is slated to begin 2027 with occupancy planned for 2030. No date updates are available for Pinnacle North.
  • The project no longer includes a hotel, which was in the original proposal.
  • According to the Bellevue city planner I talked to last week, the full updated plans are not available to the public yet.
  • Project photos below.
