New Financial Management Team for Vuecrest Contributed by HOA President Chris Bodiford

Big City Plans Adjacent to Vuecrest Contributed by Rob DeRider

Overall Development Includes:

12 towers/up to 25 stories tall
1938 residential units
180 room hotel
3086 underground parking spaces
Nearly 300,000 SF of retail and courtyards
A dozen towers up to 25 stories tall will rise on two parcels north of Bellevue Square mall, according to documents obtained from the city. Vancouver, Canada-based Pinnacle International is behind the proposal on the properties, which total 11 acres and straddle NE 10th Street.

The documents also reveal who from the Seattle region is working on Pinnacle Bellevue: land-use attorney Jack McCullough of McCullough Hill Leary, employees of engineering and planning company David Evans and Associates, and Edi Linardic of Linardic Design Group. They are working with global architecture firm JYOM of Vancouver on the project.

They attended a "pre-application conference" with seven city officials and Pinnacle's team, including Mike De Cotiis, founder of Pinnacle International, a builder of mixed-use luxury condominium projects. The De Cotiises are big-time developers. Mike De Cotiis, who was not available Tuesday to comment, is the youngest of his generation, which includes brother Inno, founder of Onni Development.

Onni is under construction on the first phase of a huge mixed-use residential development in Seattle; the second phase is a large office and retail development that will incorporate the Seattle Times' former headquarters building. A half mile to the southwest is where Onni is building a 41-story tower with office space and apartments. Onni once planned a tower on the site of the now-landmarked Showbox nightclub near Pike Place Market but pulled out of the deal, Bisnow reported.

Pinnacle International appears to be moving faster on the Bellevue project than it anticipated in late 2018, after it bought the two properties for $145 million. It's where QFC and Bartell Drugs operate along with the 1960s-era Le Chateau Apartments. At the time, Pinnacle International's chief marketing consultant, Grace Kwok of Anson Realty Ltd., said the businesses and apartments would "be there for awhile."

Subsequently it became clear how much Amazon plans to grow in downtown Bellevue, where the company said it now has 2,000 employees and plans to add 15,000 more.

Vuecrest East Entrance Closing: More Information from Bellevue Transportation Dept

Construction on this project was scheduled to begin sometime in February. This early activity will involve surveying the project site and mobilizing materials and equipment. <> The planned consecutive 28-day closure of the intersection is anticipated to start on Monday, March 9th. The contract calls for 50 total working days of construction and we’re optimistic that the intersection closure will allow for a great deal of work to be completed.

The mini-roundabout will include the following features:

Crosswalks are farther back from vehicle traffic, allowing drivers time to react to people in the crosswalks.
Pedestrian crossing signs will be installed on both sides of the street on all crosswalk locations.
Flashing beacons, known as Rectangular Rapid Flashing Beacons, will be installed on the north, south and east legs of the intersection.
Additional lighting will be installed to make pedestrians more visible at night.

Roundabouts are new to Bellevue, although there are three existing ones built by other agencies in city limits and two new roundabouts built by the City in 2019 at 164th Avenue SE and SE Newport Way and at Tyee Middle School. Vuecrest Street Parking

WHY are Bellevue parking restrictions critical to all of us? Here are the top three WHYS directly from your neighbors…

SAFETY-Since we don’t have sidewalks, pedestrians walk in the traffic zone. It’s extremely difficult to see around parked cars especially on our curved roads.
STREET MAINTENANCE-Street cleaning and rescue services are hindered by parked cars.  We recently experienced this with city snow removal efforts.
OFF SITE PARKING -As the downtown corridor becomes more populated, our neighborhood could become a popular place to park, so know the codes!

Consistent with Vuecrest’s neighborly spirit, residents are encouraged to first contact the neighbor who may be in violation with a friendly reminder before reporting it to the police.

Bellevue PARKING ORDINANCE
Parking or re-parking on either side of a street within the same block for more than 24 consecutive hours is prohibited. Previously, vehicles could avoid ticketing by moving only a few inches. The new ordinance clarifies that vehicles must move to a different street block every 24 hours. Example: If you park on the street in front of your home and leave for an extended time, your vehicle must be moved to a different street block at least once every 24 hours.

IT IS ILLEGAL TO PARK:

Over 24 hours on the same City of Bellevue street without moving your vehicle to a different city block, and it could be impounded (BCC 11.23.020)
Within five feet from a driveway (RCW 46.61.570)
Less than 30 feet from a stop sign, or 20 feet from a crosswalk (RCW 46.61.570)
Partially or fully parked on a sidewalk (RCW 46.61.570)
Within 15 feet of a fire hydrant (RCW 46.61.570)
In a fire lane – citation $100 (BCC 23.11.503)
Over a white painted edge line or into the travel portion of a roadway or bike lane (BCC 11.23.025)
Facing the opposite direction of the flow of traffic (RCW 46.61.575)
More than 12 inches from the curb (RCW 46.61.575)
With an expired registration and if parked for more than 45 days the vehicle can be towed at the owner’s expense (RCW 46.55.113)
With a “For Sale” sign in the vehicle while on a public roadway (WAC 308-330-436)
When “No Parking Anytime” signs are present or when “Time-Limit” restrictions are exceeded.
Blocking access to a mailbox when it compromises the U. S. Postal Service’s ability to safely and efficiently deliver the mail. Avoid a citation by parking at least 10 feet from a mailbox from 8 am to 6 pm on delivery days (BCC 11.23.028).
Lead and Asbestos Concerns

Most of the homes in our neighborhood were built in an era of lead based paint and asbestos products, the following information was sent to the HOA board by a couple Vuecrest residents to serve as good warnings for all of us to check our homes:

"Back in August, a paint contractor was hired who was sanding and scraping the paint on the outside of the house over several weeks. The contractor didn’t test for lead and it turned out that the paint had a high concentration of lead. We haven’t been able to live in the house since then because the lead dust entered the home. In one area, it was tested by an air hygienist as several thousand times higher than the legal limit for lead."

"When I remodeled, I spent $$$$ removing lead paint and asbestos from my home."
